This website has been created to support homeowners, title companies and closing agents to obtain the documents, certificates and forms needed to facilitate the sale of property governed by a community association or documents required. We will do our best to process your resale and lending information as quickly and accurately as possible within requested timings.

Use of the online system requires payment by credit card and additional information to complete your requests (association name, property address, seller’s name, buyer’s name, closing date, etc.) which is required upon checkout. The preferred method of delivery to you electronic mail, but we can deliver by fax, or certified mail for an additional charge upon request.

If you prefer to pay by check, please mail us your request with your check to our Orlando office (please click here for contact information) to receive your documents by posted mail. The delivery timing will start at the receipt of our request to our office.

Florida Statutes require that the seller provides the buyer with a set of the association’s documents. If these are not available from the seller they may be ordered on this website as well.

Please note the following:

  • When there is a master association or any other entity or facility managed by World of Homes, you will need an additional document for each entity. This is separate estoppel request.
  • If an account is with an attorney for collections additional payoff figures will be required from the attorney. Attorney information will be provided with our estoppel certificate only.
  • Any communities that require a pre-approval letter for the buyer should be obtained in advance of the sale. If pre-approval has not been completed prior to the purchase of any certificates or documents it will cause a delay until this is confirmed and delivered.
  • Verification letter is valid for 30 days only, after such date, an Updated Estoppel request is required for updated information.
